Application FAQs
So you found the rental that suits your needs and got a change to tour it. Great! Now what? The next step is the application process. Along with the application, you will need to provide us with a state- issued photo identification, an application fee of $10.00, and two consecutive pay stubs for each applicant. Below you will find frequently asked questions that go along with your application that may clear up and additional questions you may have.
Q: How long does the application process take?
A: Depending on when the application is received, it usually will take 2-3 days (not including holidays and weekends). In order for us to process your application in a timely manner, please have all requested items completed on your application with the most up-to-date information.
Q: How much emphasis do you put on an applicant’s credit history?
A: While the credit report is an important tool for us to see how you have met your credit obligations, we are more interested in the credit references that are related to housing, items such as landlord collections and how well you have met your utility obligations. We generally refer to a credit report to also obtain a sense of whether you have too high a debt load to meet you rental obligations.
Q: Are utilities included in your rent?
A: Each of our three sites is unique in this respect. The utility scenarios are as follows:
- Loyalsock
- Includes an allowance for gas (heat, hot water, cooking)
- Includes an allowance for water and sewer
- Includes 1 can of trash per week
- Tenant pays electric, phone and cable
- Chatham
- Includes water and sewer
- 1 can of trash
- Tenant pays gas, electric, phone and cable
- Broad St.
- All utilities are included in Rent (62 yrs. of age only)
Q: What is my social security number used for?
A: We utilize your social security number to conduct our criminal and background checks as part of the application process. This is done a part of our commitment to provide the safest possible conditions where our tenants reside.
Q: When is my deposit due?
A: Once we notify you that your application has been approved, we request at that point you make your security deposit. This will assure your home is reserved for you and we can then remove the unit from our available inventory. The unit will remain available to the public until we are in receipt of the security deposit.
Q: Why do I need to provide my pay stubs or proof of income?
A: By providing pay stubs, we are able to verify during the application process that you meet the minimum income required to meet your rental obligation. If you don’t have paystubs available, please ask us for other possible forms of verification. If you receive a form of social security as your source of income, please provide a letter indicating your income amount.
Q: Do you allow pets?
A: Yes, we do. However, your pet must be approved prior to you signing your lease. We reserve to right to turn away pet requests, unless required by physician. You will need to pay an additional security deposit as well as an additional monthly fee to have a pet (unless pet is a service animal). We will furnish a copy of our pet policy upon request.
